ORANGE, CENTRAL TABLELANDS, NSW - SMALL ANIMAL PRACTICE FOR SALE

BOUTIQUE, HIGHLY PROFITABLE SMALL ANIMAL PRACTICE FOR SALE, ORANGE, NSW

Please click here to see photos of the practice and facilities

Highly profitable, boutique small animal practice for sale in the beautiful town of Orange, only 3.5hrs drive from both Sydney and Canberra.

The practice has been established since 2007 and is performing well above industry benchmarks. For the last 5 years our turnover has increased by approx. $100,000.00/year and overall income has doubled in the last 8 years and is continuing to grow. On average we are seeing approx. 20 new clients per month with our current active client base sitting at over 7500.

The practice is located in a beautiful, well maintained, heritage building with a lovely garden and carpark at the back for 7 vehicles shaded by an enormous old elm tree. It is located on the main road through Orange with great signage meaning we’ve never needed to advertise. Between the great location and word of mouth, we have a large, loyal and growing client base. The practice has had a completely new fit out 2 years ago and is located diagonally opposite Cook Park surrounded by other historic houses with beautiful established gardens in tree lined streets.

Clients walk in through the front garden to a covered verandah area and from there into the waiting room. Two very large consult rooms come off either side of the waiting room which leads down to the treatment room at the back of the building. Off the treatment area is the laboratory and surgical prep room, surgical theatre, pharmacy, kennel rooms, separate laundry and isolation rooms, radiology area and staff room/office. The back door then leads out into the rear carpark and allows for disabled access.

We have a very friendly, enthusiastic and very competent team of 2 FT and 2 casual vets, 7 nurses/receptionists and a trainee. We have all the usual toys including built-in Shorline cages, digital Xray, 3 stinger anaesthetic machines with piped O2, new Shorline Operating Table VT hydraulic lift in the surgery as well as a deep wash dental / wet table with split grill and a second surgical / Xray table in the treatment area. We have a brand new Vitavue patient monitor, new Vetscan Imagyst, Idexx Vet Station Catalyst One, Procyte and Sedivue as well as all the usual Pulse Oximeters, Nikki fluid pumps, IM3 dental machine, plating and orthopaedic kits etc etc etc.

We use EzyVet practice software system with Rocketpacs and they link directly to our in house Idexx Lab, our Imagyst scanner and the digital Xray so that all in house bloods, cytology and X rays automatically attach directly to the patient file and are automatically invoiced to the client. Our new Vitavue patient monitor also downloads and attaches to the Ezy Vet patient file so a continuous recording of all patient anaesthetics inc vitals and ECG / blood pressure etc can be saved electronically.

With a loyal customer base and growing population, the new owner will easily be able to maintain the current business and clientele or grow the clinic further if desired as there are multiple areas where revenue could easily and quickly be further increased eg through advertising, encouraging breeders and PPS / training, branching into sales of general petcare products, offering grooming services or expanding into large animal work (we regularly get asked if we would do this – particularly with respect to horse work) As we have largely run the business as a “lifestyle” practice, we have chosen to limit AHs to our own clients only and we have made the decision not to pursue large animal work but these are definitely areas where there is demand if you’re keen.

So, why move to Orange?

Orange gives you the best of both worlds : the country town vibe and great lifestyle (think green rolling hills, farmers markets, renowned cool climate wineries and pick your own orchards and berry farms in quaint historic villages) with all the perks of big city living (the new Orange Base Hospital which is the largest non-metropolitan health and trauma centre in the Southern Hemisphere, a new $25 million sports precinct, 16 schools inc private (Kinross Wolaroi and Orange Anglican School), Catholic (James Sheehan and St Mary’s) and good public schools, hatted restaurants, Charles Sturt University campus, 3 excellent 18 hole golf courses and a thriving real estate market. This is why Orange is a renowned food, wine and tourist destination (in the Wotif 2023 awards for top 3 best towns to visit in NSW) and has an annual influx of approx. 400 tree changers per year who are largely professional people moving to the area chasing the lifestyle and the employment opportunities all within an easy commute to Sydney and Canberra.

CANADA - FOR SALE - VET PRACTICE IN THE KOOTENAY ROCKIES

Is practicing veterinary medicine just a part of your life?
Tired of the urban rat-race?
Want an outdoor lifestyle?
Ever considered emigrating to Canada?

The location:

The practice is located on an acreage on the west shore of Kootenay Lake, nine km north of the village of Kaslo, nestled in the mountain ranges of southeastern British Columbia, Canada. The geography is dominated by the large, pristine lake and 2000-3000m heavily forested mountains. The area is relatively sparsely populated, and is becoming a haven for urban refugees.

The village of Kaslo has a health centre with 4 physicians, a K-12 school, an ice arena, tennis courts and baseball diamond. A vibrant arts community thrives, with a renowned summer jazz festival on a floating stage.

The real estate:

The practice is located in the bottom floor of a 3 storey, 4 bedroom, 3 bathroom 3600 sq ft home built in 1994. A covered breezeway containing a hot tub and storage adjoins the house to an 800 sq ft shop with a kennel building underneath. A 1000 sq ft barn with hayloft is situated in the adjacent fenced pasture land. The buildings are located on a 3-4 hectare parcel of land overlooking a secluded beach on Kootenay Lake.

Please click here to see photos! photos

The practice:

Established for 26 years, the practice serves the north end of Kootenay Lake, with the next closest practice 75 km to the south. The practice is 95% small animal with some potential for expanded equine work in the area. The clinic has separate bathroom, reception, exam, kennel, treatment, and surgery rooms. Gas anaesthesia, monitors, new CBC and chemistry analyzers, and an older X-ray unit are in use. Grooming and boarding facilities are present. The clientele is loyal and appreciative. Cases requiring referral can be sent to Washington State University vet teaching hospital across the border. Two part-time assistants and a family member are currently employed. Annual gross revenue is in the $600,000 range with a high net due to low overhead costs.

The opportunity:

The home-based practice provides flexibility in time management, allowing a great work/life balance. It would enable the prospective new owner to continue working while raising a family and allow the veterinary practice to be a family affair. The area offers unparalleled and unrestricted access to outdoor recreation, with hiking, mountain biking, ATV'ing, swimming and boating in the summer and skiing, skating and snowmobiling in the winter. The current owner is planning to retire in the area and is willing to assist in the transition. The priority is to ensure that the community has continued access to veterinary services, so sale of the practice with inventory and equipment without the real estate would also be considered.
